Licensed Community Association Manager

Licensed by the State of Florida - Community Association Management (CAM) ensure the entire community is organized and operated in accordance with the HOA’s governing documents. Responsibilities include, but are not limited to, working directly with the Board of Directors, association’s attorney, staff, vendors, and contractors to manage the community, as well as facilitating solutions to problems that may arise between concerned parties. Strong management skills, exemplary customer service, understanding financials, budgeting and supervisory capabilities are necessary.

Position Responsibilities

Manage time effectively in a rapidly changing environment, and successfully balance the competing priorities of multiple projects in a purposeful manner. Adhere to the highest standards of performance and lead by example. Complete projects by engaging, motivating, and directing a team of associates, vendors, and contractors, as needed.

Foster a professional relationship with residents and the Board of Directors, as well as other business groups such as contractors, technicians, and vendors. Display the ability to think critically and appropriately analyze the needed next steps to mitigate or minimize potential problems. Evaluate the advantages and disadvantages of various policies, procedures, practices, and make recommendations to the Board. Handle potentially stressful situations with tact and professionalism. Hold others and yourself accountable. Must be results driven.

Review financial reports, bids, and proposals and develop complete and proactive budget(s), with detailed analysis, and written recommendations. Handling all accounts receivable, aging with status, and related legal referrals. Possess working knowledge of assets, cash balances, availability of funds for projects, and cash flow management for capital improvements.

Maintain and implement current state regulatory agency statutes and the community’s documents, policies, and procedures, as they relate to the organization. Oversee property improvement and regular, ongoing maintenance of common areas. Prepare for and conduct association meetings. Process violations, work orders, and architectural control applications with detailed focus. Maintain a positive and confident demeanor within a diverse and vibrant community.

Requirements

Knowledge, Skills, & Ability

Strong working knowledge of customer service principles and practices.

Business acumen: discernment and solid judgment.

Experience with site inspections and conducting meetings is necessary.

Ability to read, analyze, and interpret technical procedures, leases, regulations, or documents with a similar degree of complexity.

Strong leadership skills and ability to negotiate.

Computer literate with proficiency and working knowledge of Microsoft Office Applications (Word, Excel, Outlook). Experience in Association Software such as Caliber is favorable.

Ability to construct written plans, schedules, and delegation of work.

Working knowledge of contractual wording, relating to scope of work, bid specs, RFPs, and related.

Should possess strong managerial background with two (2) to five (5) years of experience as a manager within the association management industry or a similar field. Involvement in overseeing the property and/or building operations, such as staff and service contracts, resident retention, and ability to clearly communicate directions and expectations.

Dedicated to follow up and completion of work.

Qualification(s)

Community Association Manager (CAM) License (required); (CMCA) Certified Manager of Community Association (preferred).

2 years to 5 years’ + experience preferred.

College degree preferred.

Physical Demands: This position requires a substantial amount of sitting and working at a computer station, as well as walking with vendors (sometimes on uneven terrain), driving to complete inspections, and attending meetings, both inside and outside of the community.

Work Environment: Must be flexible and available to work on occasional weekends, evenings, and special HOA events. Available 24/7 for all emergencies, such as storms.

Pay: From $60,000.00 per year
